Building business premises in three phases
We build warehouses, distribution centers, factories and office buildings throughout the Netherlands. So, all kinds of commercial buildings. We work very closely with you as our client and have short lines of communication with our construction partners. To indicate what a construction project looks like, we divide it into 3 phases for convenience:
1. The design phase
In this phase, we mainly talk about what your ambitions and desires are. The why, what and how. What would you like to build and how can we best connect it to your business processes? We'll work on a sketch design and a cost estimate and hear what the ideal picture looks like for you.
2. Permit / engineering phase
Are you satisfied with the contacts with us, the way we work? Then we like to continue with the sketch design. We zoom in on the location, a possible permit and discuss issues such as safety and sustainability. We talk about the construction needed and update the sketch design to a final design. In this phase, we turn the cost estimate into an open budget. This budget incorporates the quotes we have requested and our own calculation. Together this leads to a fixed price, the contract price.
Building team agreement
Are there already parties involved in the design phase, such as an architect? Then we draw up a construction team agreement. In it, we agree who is responsible for what and what requirements each party must meet.
3. Construction phase
In this last phase, we start the procurement, work preparation, execution of the planning and start the construction. The project leader is your permanent point of contact during this process. Finally, we deliver your business premises as agreed. After delivery, a piece of aftercare follows automatically.

Substructure:
Proper implementation starts with good foundations. The substructure consists or works including the following: soundings with foundation recommendations, connections to mains services, measuring out the building site, groundworks, prefab foundations, insulated prefab parapet and monolithic finish concrete floor.
Superstructure:
The superstructure for all models consists of a load-bearing steel structure, which may be extended with upper floors. The façade and roof finish consists of high-quality materials combined with optimal detailing. The result is airtight, soundproof, energy-efficient and insulated business premises. You will see this reflected in low energy bills and minimal maintenance costs.
Services:
The electrical and mechanical services in the business space are installed by accredited installation companies and include mains drainage, rainwater system, heating, ventilation, fire hose reels, lighting and wall power sockets.
Finishing:
Should you choose a business space with an office, then we will your office supply with our complete finishing package. This includes internal walls, ceilings, doors, tiling and even a kitchen.
